- ✓ EICR still in date (England private rented: commonly within 5 years, and often at change of tenancy)
- ✓ Landlord gas safety record if gas is present
- ✓ Working smoke and CO alarms tested on the day of let
- ✓ Valid EPC if you are marketing the let
HMO licence conditions can add FRA, emergency lighting and alarm servicing. That is a different conversation from a single-family void — and not a package landing on this page.
Often useful, not always mandatory
- ✓ PAT on landlord-owned appliances in a furnished let
- ✓ Boiler service alongside the gas safety record
- ✓ Legionella risk awareness for stored water — confirm what your agent actually wants
The house itself
A certificate file does not fix a broken closer, a blocked escape or a missing banister. Walk the property. Note damp, locks, and anything a new tenant will report in week one.
One access visit
