The visit covers visual inspection plus dead and live testing of circuits within the agreed scope, from consumer unit to final outlets and fixed equipment connections. You receive a formal EICR with observations coded C1, C2, C3 or FI as applicable, plus an overall satisfactory or unsatisfactory outcome. Unsatisfactory reports come with a practical remedial path so you can fix issues and, where needed, obtain confirmation that dangerous or potentially dangerous faults have been addressed. Portfolio clients can book recurring cycles so reports stay current for tenancy and compliance diaries.

  • ●Full inspection and testing to produce a formal EICR
  • ●Plain-English explanation of C1, C2, C3 and FI codes
  • ●Remedial quotes aligned to report findings
  • ●Landlord, HMO and commercial reporting cycles

EICR Report FAQ

What is the difference between an EICR report and a certificate?+

People often use the terms interchangeably. The EICR is the condition report document itself; it is sometimes called an EICR certificate in everyday speech.

How long is an EICR report valid?+

The inspector recommends the next inspection interval based on condition and use—commonly five years for many rentals, sooner if the installation is poor or high-risk.

Will you fix faults found on the report?+

Yes. We can carry out electrical remedial works and, where appropriate, issue further certification so your file shows both the original EICR and completed repairs.

What is the EICR list price?+

The only published EICR list price is £249 for a typical 6-bed hmo in the north west (code ELEC-EICR-6BED-NW), per property, all-in. iComply is not VAT registered, so VAT is not added. Remedials and parts are quoted after the inspection and are not included. A 1-bed, any other domestic size, and every commercial EICR are price on application. We confirm it still applies to your property before you are booked.
