HMO inspections often reveal overloaded sockets, missing RCD protection, damaged accessories and inadequate kitchen circuits. We report candidly, prioritise dangerous faults, and can programme remedials room by room to limit void time. Where licensing schemes specify particular standards or intervals, we align testing schedules accordingly. Digital certificates are shared with agents promptly after visits. Combine HMO electrical certification with fire alarm upgrades when both form part of the same compliance project.
- ●HMO-focused EICR and related installation certificates

HMO Electrical Certificate FAQ
Is an EICR enough for HMO licensing?+
Many schemes require a satisfactory EICR within a set period plus working detection. Always check your local licence conditions—we help close electrical gaps they highlight.
How long does HMO electrical testing take?+
Longer than a single-let flat because of more rooms and circuits. We estimate from the number of storeys and kitchens.
Can tenants stay during the inspection?+
Yes if full access is granted. Some landlords prefer voids for heavy remedials after an unsatisfactory report.
What is the EICR list price?+
The only published EICR list price is £249 for a typical 6-bed hmo in the north west (code ELEC-EICR-6BED-NW), per property, all-in. iComply is not VAT registered, so VAT is not added.
