A landlord gas safety record — often called a CP12 — is the written result of a safety check on the gas appliances, flues and relevant pipework that fall under the landlord’s duty. The check is not automatically a full manufacturer service, and it is not an EICR. The engineer records what was inspected, the results, and defects or follow-up. No-gas properties are a different question. If there is no supply and no gas appliance, the paperwork position may differ. Confirm that against official guidance rather than asking a marketing page to decide. We would rather record no gas, where that is true, than invent an appliance list.
Agents with several addresses can send a schedule: postcode, access, meter location, and last record date. Each property is still its own check. Combining the gas record with an EICR on one diary day is possible when you ask and when capacity allows. The trades stay separate. The electrical report does not make the gas record valid, or the reverse.
